What is an amenity value?

Q A previous extension means we have no side access on our house. Our neighbour is open to the idea of selling a strip of their land that would give us a link between our front and back gardens. However, we don't know where to start in offering a fair price on a negotiation. We've heard mention of an independently derived "amenity value" that would take account of the fact the land offers more to our property than it does to theirs. Any tips?DL

A I have only come across the concept of "amenity value" in the context of climate, trees, conservation and loss to a landowner as a result of granting public access to part of his or her land. So unless you are planning a public footpath, I'm not sure that getting an amenity value is the most appropriate course of action.

However, judging by the street I live on, having side access to a property certainly adds value.

China signs partnership deals with aluminium and mining firms

Two of China's biggest state-owned companies have signed partnership agreements with Rusal, the world's largest aluminium producer, and Anglo American, the mining giant, to develop mining projects in China and Africa.

Coming three days after Chinalco, the state-owned aluminium giant, shocked the market by buying a £7bn stake in Rio Tinto to potentially kill BHP Billiton's ambition to forge the world's first mining super-major, the moves underline a dramatic shift by China as it takes a more aggressive role in securing the vital natural resources and infrastructure it needs to fuel its economic growth.

China is the world's biggest consumer of aluminium, iron ore and copper, and few analysts thought it would sit by as the sector majors teamed up in the latest consolidation wave.

Gov’t loses Danding shares in San Miguel

The Sandiganbayan First Division dismissed Wednesday the government's claim to 17-percent stake in San Miguel Corp. making its chairman Eduardo "Danding" Cojuangco the undisputed owner of the stocks.

The decision, which came after a two-decade dispute and is open to appeal, allows Cojuangco to sell his shares if he wants to. The shares originally represented 20 percent of SMC, before it was diluted by a rights offer.

The government said earlier it wanted to sell next year another block of SMC shares representing about 24 percent of the company, after a final ruling on the ownership of the stake. The Court awarded that block to the government, but coconut farmers claiming the shares filed an appeal.

In a 55-page decision, penned by Associate Justice Diosdado Peralta, the Sandiganbayan said Wednesday it dismissed the government's claim to the disputed shares due to lack of evidence.


United's future: What would a merged airline look like?

United, the nation's second-largest carrier, is in merger discussions with Delta, sources say, as is Northwest Airlines. Analysts expect Continental Airlines and United to link up if Delta opts to combine with Northwest. A deal by Northwest would free Continental of a "golden share" that gives Northwest significant say in any deals pursued by Houston-based Continental.

Continental CEO Larry Kellner told investors Thursday that he would move quickly if deals start to roll. "If we see something, we won't hesitate to act aggressively," he said.

"I'm sure everyone is talking to everyone," said one airline executive, who spoke on the condition that he not be identified.

United executives have long felt confident that they would be in prime position if massive consolidation were to take hold, given their global network, their massive hub at O'Hare International Airport and the fact that merging with either Continental or Delta would create a global power, sources say.
